Commercial Projects

Property and Land Consultants have been significantly involved in numerous large commercial projects across Sydney and beyond. Below is a showcase of all the projects we have been proudly a part of, managed by our Managing Director, Moss Akbarian.

Australian Federal Police Headquarter
Goulburn Street, Sydney

Property and Land Consultants was the Project and Development Manager for this $150 million commercial office building, from the site consolidation through to the handover stage. Property and Land Consultants also supervised the construction management of a $10 million fit-out project for the tenant, the Australian Federal Police. 

This impressive building consists of 12 storeys of offices with 5 levels of car parking, constructed on reinforced concrete with a glass/aluminium concrete wall. 

The building is one of the best and most sophisticated of its kind, comparing favourably with other law enforcement bodies headquarters across the globe. 

Cypress Lakes Golf Course
Pokolbin, Hunter Valley

Moss Akbarian was the Project and Construction Manager for this 18-hole international standard championship golf course situated in Pokolbin, Hunter Valley from site acquisition stage. He was also responsible for overall management of the design documentation and obtaining all the approvals from council and other statutory authorities for the entire development.
 
Cypress Lakes development is comprised of a golf course, country club featuring tennis courts, indoor and outdoor swimming pools, a gymnasium, pro shop and restaurants, a 100-room hotel and 200 private villas.

Designed by a leading Florida golf course architect, Cypress lakes is an international class golf course comprising of a state of the art irrigation and drainage system supported by the construction of two dams was installed in the golf course, to ensure it was of a standard equal to that of the world’s best.

Bilson's Restaurant
(now Quay Restaurant)

The Rocks, Sydney

​Property and Land Consultants was Construction Manager for the development of Bilson’s, a $3.1 million restaurant in Circular Quay. The location is now recognised as the award winning restaurant QUAY.
​
The original development won the Award for Excellence in Construction for 1990 from the Master Builders Association.
 
Bilson’s Restaurant was a 100-seat luxurious waterfront restaurant incorporating the heist quality finishes. Construction was carried out with minimum disturbance to business activities within the adjacent International Passenger Terminal.

Balmain Leagues Club

Property and Land Consultants were the Project and Development Manager for this exciting landmark project. Property and Land Consultants managed the entire design and development process, including all the consultant fees.

Property and Land Consultants managed the entire budget process, including management of the tender process for the construction of the project valued at $230 million. At the same time, the company successfully negotiated an agreement with Sydney Metro for joint design and construction of the main original station of that project. As part of the agreement Property and Land Consultants negotiated an overall payment of $25 million to be paid to the developers by Sydney Metro.

The envelope and design of the Balmain Leagues Club project were negotiated and agreed with Leichhardt Council. Property and Land Consultants also managed to attain support from the Department of Planning.
The development application was eventually rejected due to objections from local residents. Property and Land Consultants were in the process of regaining the development approval in consultation with the Department of Planning, when the developers decided to go for a much larger project which was also eventually rejected.

Regent Theatre Site
Bathurst Street, Sydney

Property and Land Consultants was appointed Project and Development Manager for this project which involved the demolition of all existing buildings on the old Regent Street Theatre site as well as Stage 1 of bulk excavation and the site investigations.

A Development Application for the construction of a 32 storey office tower on the site was approved in 1990.
 
Property and Land Consultants also managed the documentation and obtained building approval for the final bulk excavation, shoring and underpinning. The site was sold in June 1991. 

Industrial Block
Glebe Point, Glebe

Property and Land Consultants was appointed Manager of the Development Approval for a two acre industrial block in Glebe Point. The company provided advice on the staged refurbishment of existing building, managed the design development process and development negotiations with Leichhardt Municipal Council and the Maritime Services Board. 

Southern Cross Hotel
​(now Vibe Hotel)

Goulburn Street, Sydney

This project involved an $18 million refurbishment of a luxury five-star hotel which was completed in November 1983.
 
Moss Akbarian was appointed by the builder in May 1982 as Construction Supervisor and later assumed position of Contracts Manager for the refurbishment.
Property and Land Consultants were appointed Project Manager by the Southern Cross in 1987 for construction of the additional suites on the top two floors of the hotel.

Historic Wool Store 
Pyrmont Street, Pyrmont

​This project involved a $3 million total refurbishment of a four storey commercial office building within an historic wool store.

Property and Land Consultants was Project Manager for the refurbishment of the building as well as the tenancy fit-out for the owner. The project was completed in February 1992, eight months after the commencement of works and within budget.
 
This was a particularly exciting project as it involved the provision of the latest standard of office spaces without disturbance or disruption to the historic value of the building. This project was completed with the original features of the wool store such as its ceilings, windows, cast iron support columns and wooden beams remaining intact. 

Roma Complex
​(Metro Theatre)

614 – 628 George Street, Sydney

The complex consists of a combination of retail and entertainment tenancies including the first Mister Donut outlet in Australia and the provision of space for a theatre on the top floor.

​Among its features is a 48 metres  television screen facing George Street, with the screen base located 13 metres above street level.

The Metro Theatre was a projects consisting of 650 seats Theatre Complex and a 120 seats Cabaret.
